Bhubaneswar, the capital city of Odisha, is undergoing a transformation in its real estate landscape. Once known primarily for its cultural heritage and historical significance, the city is now positioning itself as a key destination for Luxury Living. A key highlight of this plan is the development of a 64 km-long inner ring road, in Bhubaneswar with six-lane roads. Additionally, a 148 km long outer ring road project has been proposed, featuring six lanes and two service roads, at an estimated cost of ₹6,152 Crore (The New Indian Express, 2025). This initiative will play a crucial role in Bhubaneswar’s urban expansion, accommodating the city’s increasing population and commercial growth.


Additionally, the Samriddhi City scheme – an initiative by Odisha Government, with an allocation of Rs. 408 crore, is set to modernize Bhubaneswar’s urban infrastructure and introduce future-ready smart cities. (Construction World, 2025) .

The modernization of Bhubaneswar International Airport, aimed at increasing passenger handling capacity to 80 Lakh annually (Economic Times, 2024), further supports the city’s growth trajectory.

Additionally, the establishment of IT parks and special economic zones (SEZs) in Infovalley and Chandaka Industrial Estate is expected to bring in global tech firms. Companies like TCS, Infosys, and Wipro are expanding their presence, increasing demand for high-end residential properties. The state government’s focus on industrial development has also led to investments from companies in sectors such as petrochemicals, textiles, and manufacturing.
